    TALKING POINTS

Key observations for the June 2026 auction market

    01

Volume is up, clearance is not.

Total auction volumes rose 43% year-on-year — but clearance rates fell from 71% to 67%. More properties are going to auction, but a smaller proportion are selling under the hammer. Buyers have more options; every campaign needs to work harder.

    02

Sellers are outperforming reserve — consistently.

76% of properties that sold did so above their reserve — up from 69% the same time last year. The average result above reserve was $79,394, a 28% improvement on last June. Strong preparation and the right auctioneer are clearly making the difference.

    03

Bidder numbers are down, but bid counts are up.

The average number of registered bidders fell from 5.5 to 4.4 — a meaningful drop. But the average number of bids per auction rose from 17 to 19. Fewer bidders are competing more intensely. Understanding who’s in the room matters more than ever.

    04

The market clears — it just takes a little longer.

Post-auction sales data for May 2026 tells a compelling story: 77% clearance within 14 days, 80% within 28 days. Properties that pass in are not failing — they’re finding their price in the days after. The hammer isn’t the finish line; it’s the starting gun.
